Two Waterline Square is the largest of the three-building Waterline Square development on the Upper West Side.

Two Waterline Square is a mixed-use condominium in the Lincoln Square section of the Upper West Side from GID Development Group. It’s part of the larger, three-building Waterline Square development, which sits on the Hudson River and is centered around a large public park.

The glass tower was designed by Koth Pedersen Fox Associates and features a series of ascending set-back terraces at the top, a gracious porte-cochère arrival at ground level, and multiple corners maximizing views. It is actually two separate towers–one at 38 feet and one at 24 feet. Asking prices for the 160 condo unit range from $1.82M to $18M, and the average asking PPSF is $2,645. The building also offers 485 rental apartments, along with retail and restaurant uses.

The interiors of 2 Waterline Square were designed by Yabu Pushelberg, who utilized organic materials and sleek lines to complement the views.  

The building itself has outdoor terraces overlooking the park, but the amenities are located within the 100,000-square-foot Waterline Club. Designed by the Rockwell Group, the club is connected to all three buildings. Its many offerings include a three-lane indoor lap pool, indoor tennis court, indoor half-pipe skate park, indoor soccer field, basketball court, squash court, 30-foot rock climbing wall, indoor gardening room, art studio, recording studio, and various areas for lounging and working.

Waterline Square Park is about 2.6 acres and features sculptural fountains, manicured lawns, meandering paths, water features, and a fully-equipped children’s playground. It was designed by Mathews Nielsen Landscape Architects, the same firm responsible for Little Island. The complex also has three public dining establishments–the Italian food market Harry’s Table by Cipriani, Mexican restaurant Emepllón Taqueria, and wine shop Somm Cellars Wine & Spirits.
