Macklowe Properties Transforms a Ralph Walker-Designed Masterpiece into FiDi’s Newest Luxury Condo
One Wall Street, located at 1 Wall Street in Manhattan’s Financial District, is reportedly the largest condo conversion in the history of New York City. Designed by famed Art Deco architect Ralph Walker and originally built in the 1930s as the home of Irving Trust, this iconic building is now being reborn as a luxury condominium.
Developer Macklowe Properties, known for 432 Park Avenue, is restoring and repositioning the property, including it’s 1960s addition known as “The Annex,” to create 565 residential units that come with an extensive suite of luxury amenities. The project also includes the preservation of the building’s original lobby, known the world over as “The Red Room” for its floor-to-ceiling mosaic tile mural by Art Deco artist Hildreth Meiere, as well as substantial retail space with tenants including Whole Foods and a Life Time fitness resort.

Macklowe Properties acquired the property at 1 Wall Street in 2014 and received offering plan approval in spring 2018. According to Marketproof’s analysis of public records, Compass commenced sales in September 2021. Residences range from studios to units with more than four bedrooms. Asking prices range from $950K up to $12.74M, asking an average of $2,394 per square foot.
In true Harry Macklowe fashion, One Wall Street is expected to include an extensive suite of luxury lifestyle amenities. According to the offering plan, these features will include a swimming pool, a move theater, a lounge, a terrace, a children’s playroom and more. The onsite Lifetime Fitness, which will be open to the public, and the “Whole Food Market” which will be opened on the Broadway side of the condo, will also provide daily conveniences for residents.
