What is a Condo?

A condominium, or condo for short, is a type of real estate property you can buy in NYC. These units are sold either by the building’s developer (sponsor units) or by the previous owner (resale). Once you buy a condo, you own the property itself, as well as a portion of the building’s communal areas (like the hallways, stairwells, etc.).

Why Buy a Condo?

The big question in New York real estate is always this: condo or co-op? Condos are great for independent-minded buyers who put a premium on their freedom. In co-ops, you are beholden to the co-op board and their rules. You can be limited on how you use your own apartment unit, as well as the community amenities and spaces.

This is because in co-ops, you are not buying the real estate of the apartment unit. Instead, you are buying shares in the corporation that is the building. As an owner of shares, you are entitled to live in a portion of the building, but that property does not actually belong to you–it belongs to the co-op.

Co-ops can come with a host of hassles that many home buyers are eager to bypass. The easiest solution? Buy a condo instead. The application process for buying a condo is much less complicated than for buying a co-op.

When purchasing a condo, you will not have to interview with a co-op board or hand over the lengthy disclosures they usually require. Not to mention the fact that co-op boards can reject your offer for any reason, even if you meet all of the requirements on paper. This uncertainty can make home searches even more stressful than they already are.

Condo Ownership Perks

If you want to skip the co-op board and go straight to home ownership, there are more than a few additional perks to buying a condo. For example, if you are interested in making your condo into an investment unit instead of your primary residence, there is no co-op rule to stop you. You can also usually rent out or sublease a condo unit without issues or lengthy waiting periods.

Want to further renovate or otherwise customize your space? As long as it falls within the condominium’s basic rules, you can change your space to fit your needs. In a co-op? Not so much.
