The Rockwell Condo Development: Coming Soon to the Upper West Side
The Rockwell, a 13 story condo development located on the Upper West Side (UWS), is nearing completion. Right now, the Rockwell, also known as 2688 Broadway, is expected to open for occupancy in Spring 2024. Next year will be here before you know it, so if you are considering purchasing a new home in the UWS, then you will want to start your research now.
That’s where New Dev Rev comes in to help. We will walk you through what we know so far about the Rockwell–from its architecture, to its amenities and more. Here is everything you need to know about the Rockwell condo development before it opens its doors.
The Architecture of the Rockwell Condo Development
Hill West Architects designed the Rockwell to stand out from and also reflect its Upper West Side setting. The brick and bronze facade is simultaneously classic and bold, creating a striking mark on busy Broadway. The bronze windows will gleam in the light, accentuating the stepped setbacks on the upper levels.
The name “the Rockwell” was taken from famed American artist Norman Rockwell, who grew up on the very same city block as 2688 Broadway. This name choice testifies to the development’s philosophy; the Rockwell is committed to marrying the past and the present, and in so doing, creating something entirely new and distinctly grounded in a sense of place. You won’t find something like the Rockwell anywhere else in the city.
The Rockwell by the Numbers
Now for the details. The Rockwell offers 1 to 3 bedroom luxury apartment units, with 81 condo units in total. It will top out at 13 stories. The 1 bedroom apartments are projected to start around $1.12 million. The 2 bedrooms start at $2 million. The 3 bedrooms start at $3.35 million.
The History of 2688 Broadway
The developers of the Rockwell, Toll Brothers City Living, bought the property in 2019. Originally, 2688 Broadway housed a different building. The owners of that building–a pre-war residential structure–ran an illegal budget hotel on the premises. Toll Brothers City Living was able to snap up the property for $44 million, and they subsequently filed permits to construct an entirely new building in 2020. Construction began soon after.
The Interiors at the Rockwell Condo Development
The interiors at the Rockwell continue the building’s overall theme of classic yet modern elegance. In this section, we will go over the details we know about the Rockwell’s lobby and residences.
The Rockwell Lobby
The 24 hr, attended lobby at the Rockwell is warm and inviting, outfitted with luxurious touches and pops of color. The materials are of the highest quality, from the stone walls to the flooring made of three different types of marble. The lobby serves as a beautiful entry point that hints at the luxury of the residences.
The Rockwell Residences
The residences at the Rockwell are elegant and warm, with large windows that let in plenty of light and high ceilings ranging from 9’ to 12.5’. The flooring is wide white oak planks, and the kitchens include custom cabinetry and brushed nickel fixtures. The kitchen appliances from Thermador are top of the line. The backsplash and countertops are quartzite, a natural stone known for its beauty and durability.
The Rockwell’s primary bathroom continues the use of natural stone, with marble floors and walls. The bathroom also features porcelain, black metal accents, and Kohler titanium fixtures. The secondary bathroom and powder room also include marble, adding to the luxury found throughout the residence.
The three bedroom units at the Rockwell come with a luxurious perk–a private outdoor terrace. Outdoor space is a prized commodity in NYC, so those who are interested in having a private terrace at the Rockwell should stay aware of the limited availability of three bedroom units.
The Amenities at the Rockwell Condo Development
Now for one of the most fun parts of living in a new development condo: the amenities. The amenities at the Rockwell are extensive, comprehensive, and curated to suit the needs of Upper West Siders. There is plenty of space for socializing and entertaining, as well as focusing on health and wellness.
Social Amenities at The Rockwell
The Rockwell’s entertainment amenities include a resident’s lounge outfitted with a variety of seating. This space can accommodate any social gathering. The lounge also has a billiards table, as well as a kitchen and dining area. This is the ideal spot to host a get together or party, as residents can book it for private events.
Additionally, residents and their guests can relax on either of the two terraces: the second floor lounge terrace, and the top floor rooftop terrace that offers seating, dining, grilling, and sunbathing areas with a view. Both terraces are landscaped oases, great for getting a taste of the outdoors without ever having to leave the building.
Entertainment Amenities at The Rockwell
For entertainment, residents can watch a movie in the screening room, or let their creativity thrive in the music room. The music room includes a piano, a guitar, and bass guitar, as well as comfy seating for those who want to sit and take in the tunes.
Kids and their families are sure to love the children’s playroom. This bright and fun space includes room to play, create, and relax. Kids can express themselves at activity tables, and then their arts and crafts supplies can be tucked away in the cubbies built into the banquet seating.
Wellness Amenities at The Rockwell
For health and wellness, residents can work out in the state of the art fitness studio. The fitness center has a range of equipment, weights, and work out areas to fit resident’s needs.
The Neighborhood: Living on the Upper West Side
Located on 103rd Street and Broadway, the Rockwell sits right at the intersection of two neighborhoods: the Upper West Side to the South, and Morningside Heights to the North.
More and more, the boundaries of the UWS push northward. Once thought to end at 96th street, the Upper West Side has grown towards Morningside Heights, blurring the line of what counts as part of the UWS.
No matter how you classify the area, it is hard to deny that the blocks between 96th and 110th have a distinct feel all of their own–a blending of both neighborhoods into something unique. To get a better sense of exactly how the Rockwell fits into its surroundings, take a look at this illustrated map.
The Upper West Side
The Upper West Side is well known for its brownstones, its proximity to some of New York City’s best parks, and its long tradition of outstanding art and food.
Historic brownstones sit along shady, tree-lined streets, intersected by iconic Broadway. Central Park creates the Upper West Side’s eastern border, while Riverside Park and the Hudson River mark the neighborhood’s western limit.
Within these confines, you will find wonderful food like the iconic market, Zabar’s. Other culinary highlights include fine dining at Boulud Sud, Dim Sum at Jing Fong, and hot dogs from the famous Gray’s Papaya.
There is plenty to do besides eat in the UWS. Near Central Park, you’ll find the American Museum of Natural History. On 66th’s street, you’ll find Lincoln Center, home to the Metropolitan Opera and the New York Philharmonic. All of this and more is accessible to residents of the Rockwell; it’s just a quick drive or a few subway stops away.
Morningside Heights
Home to Columbia University and Barnard College, Morningside Heights is one of NYC’s main academic hubs. This historic neighborhood is defined by the university campuses. Columbia University is made up of a collection of Beaux Arts buildings designed by McKim, Mead, & White, all centered around an iconic stepped courtyard. You don’t have to be a student to enjoy the remarkable architecture and vibrant culture of this Ivy league institution.
Other Morningside Heights highlights include the Cathedral Church of St. John the Divine, home of the Episcopal diocese of New York. This towering giant remains unfinished–its facades never having been completed. However, it is still a gothic masterpiece, open to the public for both tours and religious services.
