The Latest Updates

Construction is steadily progressing, and this impressive structure is poised to reach a height of 305 feet. Once completed, it will offer a generous 103,000 square feet of space, accommodating 58 condominium units thoughtfully designed in one- to three-bedroom layouts. The lower levels will house an additional 19,000 square feet, designated for office and retail use. Responsible for overseeing the construction is Cauldwell Wingate, while 1 Park Row Development LLC proudly owns the property, strategically positioned at the intersection of Park Row and Ann Street.
In July 2022, substantial work was ongoing beneath street level. However, considerable progress has been made since then, with the foundation work successfully completed and the reinforced concrete superstructure now reaching the third story. Steel rebar installation around the perimeter columns is in preparation for the upcoming vertical construction phases. Along Ann Street, a telescoping boom crane efficiently hoists building materials into place. With its relatively modest mid-rise stature, there’s a possibility that construction might achieve its top-out milestone before the year’s end.
The primary rendering for 1 Park Row showcases an elegant façade composed of chamfered white panels and interstitial metal spandrels, beautifully framing a glass curtain wall featuring a rounded glass corner. Architecturally, the building stands in contrast to its century-old neighbors, many of which boast predominantly masonry exteriors. However, it harmoniously complements the darker façades of newer developments like COOKFOX’s 25 Park Row and Rogers Stirk Harbour + Partners’ No. 33 Park Row.

In a development that has garnered significant attention, the developer of 1 Park Row has filed a lawsuit against its construction manager, MJM Associates Construction, alleging a series of issues and delays stemming from subcontractor missteps.
